“It’s not falling down. It just needs everything.”
I hear some version of that from Cayce owners more than any other sentence. And usually they’re right. The house has a decent roofline and a sound slab or crawlspace, but the kitchen is original, the bathroom tile is a color nobody picks anymore, and the HVAC has been limping for a few summers.
You could fix all of that and list it. Plenty of people should. But if you don’t have the time, the cash or the patience for a renovation, selling to one of the cash buyers in Cayce SC who actually closes is a reasonable choice. This page explains how I do it, so you can decide whether I’m that buyer.
Three kinds of Cayce calls I get
The landlord who’s done. Cayce sits close to downtown Columbia and the University of South Carolina, so plenty of its smaller houses have spent years as rentals. Owners who bought one a long time ago reach a point where the tenant turnover, the repair calls and the drive aren’t worth it. If you want to sell investment property in Cayce SC with a tenant still in place, tell me that up front. It doesn’t scare me off.
The family after a loss. A parent’s ranch house, full of their things, with a decision nobody wanted to make. I’ll move at the pace your family and your attorney set.
The owner who just wants it simple. No showings, no repair requests from a buyer’s inspector, no wondering whether financing will fall through the week before closing.
Who I’m set up to hear from
As a real estate investor buying houses in Cayce SC, I work with people who have the right to sell or market the property:
- Owners, including long-time owners and landlords
- Personal representatives and heirs settling an estate
- Licensed agents with as-is, estate or tenant-occupied listings — I’m glad to be the Cayce SC cash buyer for investors and agents who need a clean exit for a client
- Investors who already hold the deed on a rental or an unfinished project
- Partners in a documented joint venture
What I look at on a Cayce ranch house
You don’t need to prepare the house. But it helps to know what I’ll be studying when I walk it, because none of it is a secret.
| What you might worry about | What I’m actually checking |
|---|---|
| The dated kitchen and baths | How far the layout has to change, if at all |
| Old carpet and paint | Whether there’s usable hardwood or a sound subfloor underneath |
| The tired HVAC | Age, ductwork and whether the system matches the house |
| The roof | Layers, decking, and any signs of past leaks in the ceiling |
| The small yard | Drainage, trees close to the house, and the lot lines |
| Being near the river | Flood zone status, which I check on every property |
Most of Cayce is in Lexington County and a small part is in Richland, so I also confirm the county early. It affects taxes and paperwork, and I’d rather know on day one.
How a sale with me actually goes
- You tell me the story. The house, the timing, the tenants if any, and what you care about most.
- I walk it and run the numbers. I pull sold comps close by and build a repair scope by system before I say anything about price.
- You get a straight answer. That might be an offer. It might be an honest explanation of why I’m not the right buyer. I won’t quote a figure sight unseen, and I won’t promise that I’ll buy.
- A South Carolina closing attorney runs the closing. That protects both of us. Here’s more on how SC closing attorneys fit into the process.
If listing with an agent would clearly serve you better, I’ll say so. I’d rather lose the house than win it by pushing you.
A note for anyone holding a Cayce contract without title
South Carolina tightened this area in May 2024, when Governor McMaster signed the revised Real Estate Practice Act. Section 40-57-30(44) describes wholesaling as having a contractual interest in buying a residential property from its owner and then marketing that property to someone else before you legally own it. Marketing another person’s real estate in expectation of being paid falls under the definition of broker, and that takes a license.
The Real Estate Commission’s November 14, 2024 advisory treats marketing broadly — social media, Facebook groups, private email lists, even a verbal pitch. If you’re unlicensed and have a Cayce house under contract, get a South Carolina real estate attorney involved before you show it to anyone, me included. My South Carolina wholesaling guide lays out the statute and the paths people discuss with counsel. For my part, I buy and close as a principal.
